And now, unfortunately, the small print:

1. The property known as ‘Nozieres’ is offered for holiday rental only, by Simon and Sisse Perkin (‘the owners’) to the renter (‘the client’).

2. To reserve Nozieres, the client should forward a completed booking form together with a non-refundable deposit of 30% of the total rent due. Upon receipt, the owners will send confirmation and an invoice for the remainder of the rent and the security deposit, which will be payable 8 weeks prior to the start of the rental period.

3. A security deposit of €250 is required to be paid to cover for any damage to the property or it’s contents or any cleaning required at the end of the rental period. This sum shall not however limit the Clients liability to the Owners.

4. Should the Client cancel the holiday, any monies paid will be retained by the Owners unless the Owners are able to re-let the property. The cost of any additional advertising or expenses shall be deducted from the balance prior to being returned to the Client. The Client is advised to arrange adequate holiday insurance to provide full reimbursement in the event of cancellation, and to provide full cover for the party’s personal belongings and public liability which are not covered by the Owners insurance.

5. The rental period shall commence at 4pm on the first day and finish at 10am on the final day.

6. The Client accepts full responsibility for carrying out safety checks on the bicycles at the property prior to any member of the Clients party using the said bicycles. The Owners accept no responsibility whatsoever for any accidents or incidents resulting from the use of the bicycles. The Client is advised to have suitable insurance in place prior to any member of their party using the bicycles, and to ensure that protective helmets are worn at all times.

7. The use of all amenities and equipment at Nozieres is entirely at the users risk, and the Owners accept no responsibility whatsoever for any injury, loss or damage, however caused, to any member of the Clients party or belongings.

8. It is the Clients responsibility to ensure that children in the Clients party are supervised at all times.

9. The Owner shall not be liable to the Client for any temporary defect or stoppage of any equipment or appliance in the property or garden, including the swimming pool.

10. The Owner shall not be liable to the Client for any loss, damage or injury caused by any adverse weather conditions, riot, war, strikes or any other act beyond the control of the Owner.

11. No pets are permitted at Nozieres.

12. There is strictly no smoking inside the property, but ashtrays are provided on the patio area.

13. Under no circumstances shall the Owner’s liability to the Client exceed the amount paid to the Owner for the rental period.
